One of the more interesting realities of property is that every decision carries more than what first appears.

But a better outcome does not always mean it was the better decision.
Time continues to move, regardless of whether we choose to act or wait. Circumstances change. Opportunities come and go. The next home we hoped to find may no longer be available. Life moves forward, and sometimes the cost of waiting is not immediately visible.
That does not mean patience is wrong.
There are moments when taking more time is exactly the right decision. Thoughtful preparation, careful consideration and a willingness to wait for the right opportunity can create exceptional outcomes.
The challenge is understanding what that patience is creating.
Is it allowing the right opportunity to emerge?
Or is it quietly delaying a decision that was already ready to be made?
Perhaps that is where experience matters most.
Not in having every answer.
But in recognising the questions beneath the decision.
Because property decisions are rarely defined by one moment or one number. They are shaped by timing, circumstances, priorities and the confidence that comes from understanding the complete picture.
The purpose of thoughtful preparation has never been endless refinement.
It is knowing which decisions genuinely move us closer to where we want to be, and which ones may simply keep us standing still.
